Schedule and Crew Capacity

We can run three to four homes in active paint at once with separate foremen on each. For larger production runs we scale up with our existing crew rather than subbing out, which is how the quality stays consistent. We work the schedule the super sets, not a schedule we wish you set.

Punch list is part of the bid, not a change order. We come back after flooring and cabinets are in, and we come back again for the final walk. The day the house closes, the paint is done.

What We Need from You

We will scope around what you have. We have started jobs with no temp power and we have finished homes with no problem. Tell us what we are walking into.

Drywall finished to a known level (level 4 or 5, named in the spec)

Mud lines sanded reasonably (we do not chase rasp marks the truer your tape job)

Trim installed and caulked, or scheduled around our paint sequence

A locked color spec on the plan sheet, or a designer point of contact

Power and water on the building

Materials

Sherwin-Williams ProMar 200 is the production default. ProClassic on trim. Emerald or Cashmere on the upgrade tier. We will paint the spec you wrote. If you have a question about whether a substitution holds up, ask Jake, he has put a hundred different paints on a hundred different walls.

Common Questions

What is your typical lead time for a new construction bid?

Two business days for a walk-through and verbal, one week for a written estimate on a full house with detail. For an ongoing builder relationship the bid cycle is faster because the specs are repeat work.

Can you scale up for a full subdivision phase?

Yes. We have done multi-house phases for Riverwood. We assign a lead foreman per house and a senior on the phase, and we sequence the houses so we are not waiting on each other.

Do you handle exterior on new construction, or just interior?

Both. Most production builders sequence exterior after siding and before landscaping; we work into that window. We can also do touch-up on exterior after final grade if anything took a hit during cleanup.

What about Level 5 finishes or specialty wall treatments?

Level 5 we handle with a skim coat and a flat or matte finish that does not telegraph. Specialty treatments (Venetian plaster, lime wash, decorative finishes) we can do but we will tell you whether it is the right call for your buyer pool.

Do you take subcontractor agreements and W-9s through standard builder portals?

Yes. We are set up on Procore, Buildertrend, CompanyCam, and the common builder portals. We carry W-9, COI, and licensure on file and can re-upload anything that has expired the same day.
